Senior Vice President, Acquisitions

As senior vice president of acquisitions, Francisco Rios is responsible for leading the sourcing and structuring of new development opportunities in the U.S. for CA’s student living division. In his role, Francisco cultivates relationships with landowners, council members, consultants and brokers to build the pipeline of ground-up development and redevelopment alternatives for the platform. 

Since joining CA in 2015, Francisco has led and managed deal teams from sourcing through execution, with total deal volume of 22 ground-up developments (totaling approximately 11,297 beds) and total capitalization of approximately $1.8 billion. He has coordinated and performed due diligence with internal and external personnel, including financial analysis, legal and construction. 

Prior to joining CA, Francisco was vice president of investments at Jaguar Growth Partners, a real estate private equity firm based in New York focused exclusively on global growth markets. In this role, he managed a pipeline of real estate deals across multifamily, industrial and healthcare sectors. Francisco was an associate of investments at Citigroup Private Equity and Mezzanine Partners in New York. In addition, he has held a variety of roles in investment banking and mergers and acquisitions in a broad range of industries, most recently at Citigroup. 

Francisco holds a BA in Economics (with honors) from the University of Chicago and an MBA from the University of Chicago Booth School of Business in Finance and Entrepreneurship.
